We are pleased to have provided support towards the outline consent for this important regeneration scheme in the Pendleton area.

The existing industrial area is to be transformed to provide circa 285 houses and 190 apartments.

Our early involvement in the scheme included sequential testing to assess the impact and likely mitigation associated with a number of different development quantum scenarios which would help guide the proposals.

To inform this we undertook extensive surveys at key off-site junctions and trip generation surveys for the existing site. We agreed an appropriate level of existing traffic to discount from traffic to be generated by the development to ensure that the mitigation would be commensurate to the scale of the traffic impact.

One important off-site mitigation measure was the reconfiguration of a former signalised access junction.

By closing off vehicular access to the site from this junction, it allowed for a more efficient operation of the junction on the busy A576 corridor, while also providing a new toucan crossing for pedestrians and cyclists which would essentially fill a gap on a key cycle route to Salford and Manchester city centres.
